Just some of the many benefits of slab foundations...

Posted on 6/16/2009

Concrete poured (or monolithic slab/ or stemwall slab) foundations have only more recently been a common construction technique in the Triangle area of NC. However, this type of construction has long been proven in many areas through the entire country. Previously, concrete poured foundations have not been cost effective due to the varying topography of the area. But with today's ability to cost effectively grade home sites to accomodate them, it has been a preferred method by many builders. Here are some examples of why:

*According to the National Assocation of Home Builders' statistics, there are fewer warranty problems/ call backs with homes built on concrete foundations as compared to crawl space foundations.
-There are some national building companies that will only build homes on slab foundations for exactly this reason... warranty call backs are not only a nightmare, but also equate to a loss in revenue.
-And what's the difference between a concrete basement floor or first floor anyway? You don't hear anyone complain about basement foundations...?

*Poured concrete foundations are overall 10% more energy efficient on average than crawl space foundations since the foundation is insulated by the ground- a consistent 55 degrees year round.

*Commercial construction is typically done on concrete foundations... longevity, stability, ability to withstand years of heavy use, wear and traffic.

*What's going on underneath the floor in that crawl space anyway?
-Critters?...... you name it!
-Drafts and temperature changes affecting floors, pipes and everything else!
-Molds?
-Standing water?
*How often do you plan to get down under there and check things out to make sure???

*Water pipes in concrete foundations are insulated with consistent temperatures, giving them the best possible opportunity for longevity and stability.

*No shaking floors, no squeeks, no warping and popping of wood underneath over time...

*Bricks, wood and all the labor involved in a crawl space foundation make them anywhere from $10,000 to $18,000+ more expensive- wouldn't you rather spend that money on those beautiful granite countertops you like, or the upgraded hardwood floors, or finishing the huge walk up attic for a bonus room?

Fewer problems, maintenance and warranty issues, longevity, stability, energy efficiency, peace of mind about what is holding up your biggest, most important investment, and more features in the home........... why wouldn't you PREFER a poured concrete foundation?
